This desktop study examines the potential application of the Low to Mid-Rise Housing Initiative to a site located close to the Double Bay town centre. The investigation explores how the controls could support a high-quality residential outcome that responds sensitively to the area’s evolving urban character.

The concept envisions premium residential accommodation that capitalises on the site’s elevated position and favourable orientation. Architectural massing and planning are shaped to optimise outlook, privacy and amenity, with rooftop spaces conceived as key shared features that capture distant views across Double Bay and the harbour beyond.

Through a combination of strategic analysis and design exploration, the study demonstrates how the Low to Mid-Rise Housing Initiative can be interpreted to deliver elegant, well-scaled housing that enhances liveability while contributing positively to the surrounding urban fabric.
